The Far Northeast part of Albuquerque is where you'll find many of the newer neighborhoods and homes. As the City grew from the Downtown / Old Town Albuquerque area by the Rio Grande River, the development moved toward the Real Estate north and up to the Sandia Reservation, and east to the Sandia Mountains. Here you will find homes in traditionally developed neighborhoods, to homes on an acre or more and in many styles. From Southwestern to Traditional to Contemporary. Again, the Sandia Mountains are the boundary to the East and many of the homes in the "foothills" have phenomenal views of the City of Albuquerque below and the Rio Grande River Valley. In the far Northeast, you'll find many of Albuquerque's premier neighborhoods including High Desert, Primrose Pointe, Tanoan, North Albuquerque Acres, Ocotillo, Sandia Heights, Glenwood Hills, La Cueva, and Vineyard Estates. Some of the most valuable Albuquerque Real Estate can be found in the Far Northeast foothills. Many employees of Sandia Nationals Labs, Kirtland Air Force Base, Intel Corporation and other major employers have chosen this area of town to call home.
In general, the schools in the far NE tend to be newer and rate very well. The Albuquerque Academy is located here along with a few other exceptional private schools. The Albuquerque Academy is notable as they have preserved a large area of land in it's native state where people can walk and jog.
As for recreational opportunities, the options are almost limitless. There are City of Albuquerque parks and the Cibola National Forest. Playgrounds and tennis courts; paved hiking, biking and jogging trails; dirt trails, and mountain trails; along with many areas for picnicking are plentiful in this area. There are also great golf courses in Albuquerque's Far Northeast Heights. Tanoan Country Club is a private golf club and very nice gated community (this is the classic Country Club community, beautiful Real Estate). Sandia Golf Club at the Sandia Resort and Casino is fairly new, and Arroyo del Oso is a fun and challenging City of Albuquerque public golf course where you can sneak away for a quick 9 holes on "The Dam 9" or play on their 18 hole course for "cheap". In the Albuquerque open space land at the base of the Sandia Mountains you'll find great hiking and mountain biking trails and access to the Sandia Mountain Wilderness Area, a hiker and climbers paradise. Of course, if you don't want to hike up the Sandia mountain, you can always take the Sandia Peak Tramway up to the top of the mountain, and after enjoying a cool mountain walk or meal at the top, hike down or ride the Tramway back down.
Also in Far Northeast Albuquerque you will find some of Albuquerque's coolest destinations including; Cliffs Amusement Park, Gruet Winery and Sandia Shadows Vineyard & Winery, and the Sandia Casino.
For many people the Far Northeast Heights of Albuquerque is the epitome of the modern Southwest lifestyle and could not consider any other place to call home.

A new Zagat Survey has named Paa-Ko Ridge Golf Club as the best course in the Southwest.
Paa-Ko was one of 25 courses in the United States, Virgin Islands and Puerto Rico to receive a 'top-rated' score from the publication and was the only course in the Southwest to earn a rating. The rankings are published in 'Zagat America's Top Golf Courses 2007/2008.' "

NM Sustainable Building Tax CreditBuild Green, Save Money! This is a big boost for Green Building in New Mexico.
From this article...
Overview of the residential Sustainable Building Tax Credit.
The SBTC has two primary components. The first is that the home meets a Home Energy Rating System (HERS) index of 60, as documented by a certified HERS energy rater. A home with a HERS rating of 60 is 40% more energy efficient than a home built to the standard building code. The second is that the home is certified as having achieved either the Leadership for Energy & Environmental Design for Homes (LEED-H) Silver rating or higher, OR the Build Green NM Gold rating. (See the websites given below for an explanation of these rating systems.)
The key thing here for residential homes is that "Build Green NM Gold" qualifies for the credit. Yea!

“The April 2007 Residential Home Sales statistics show a slowdown in the housing
market in the Greater Albuquerque area compared to last April. We’ve seen a 9% decrease in
sales for April 2007 versus April of 2006,” said Scott Dean, Chairman of the Albuquerque
Metropolitan Board of REALTORS®, “The Albuquerque Resale Housing Market has continued
to slow down from last year and the housing inventory has continued to increase. Unlike many
areas around the country, resale home prices stay strong and we’re seeing good home
appreciation rates,” concluded Dean.

The New Rio
Rancho High School has officially begun construction. This has been in the works for a long time but is finally moving forward. The plan is to have it open by fall 2009. I would expect the Rio
Rancho Real Estate in the area to be looked at for speculation investment. It will be interesting to see what happens with land values.

Albuquerque is still strong.
Housing Predictor has come out with their newest report today, and the Albuquerque has moved to the top of the list! They are projecting a 9.1% appreciation for 2007.
I feel our steady and moderate (compared to other markets) growth has keep the Albuquerque Real Estate market healthy. Off course, it's a great place to live as well... that may have something to do with it.
